Structural Warranty
The structural warranty period is one of the most important — yet least discussed — aspects of any building contract. Understanding exactly what the structural warranty covers, how long it lasts, and how it differs from the defect liability period is critical to knowing what protection you have after handover.

What is it?
A structural warranty (also called a major defect warranty) covers the structural elements of your home — the foundation, framing, and load-bearing components. In most Australian states, the statutory structural warranty period is 6 years (some states offer longer). Builders may offer extended structural warranties as a marketing point, but the terms and what's actually covered vary significantly.
Why buyers compare it
- Structural warranty periods vary — statutory minimum is 6 years, some offer longer
- A '25-year warranty' usually refers only to the slab or frame, not the whole home
- The structural warranty is separate from the defect liability period (typically 12 months)
- Some builders offer extended structural warranties as a competitive differentiator

Questions to Ask Your Builder
Structural Warranty — Typical Costs
Included
Mandatory structural warranty — covers major defects to foundation and framing
$500 – $2,000
Extended structural coverage — longer protection period
$2,000 – $5,000+
Premium extended warranty — typically covers slab and frame only
Compare My Build Tip
When a builder advertises a '25-year' or 'lifetime' warranty, ask exactly what it covers. Most extended structural warranties only cover the concrete slab or the steel frame — not the whole home. The statutory warranty (6 years in most states) actually covers a broader range of structural defects, so don't assume a 'longer' warranty is always better.
