Frequently Asked Questions

What does 'Included' vs 'Upgrade' mean?

Included means the item is part of the builder's standard base package at no extra cost. Upgrade means the builder offers it, but you'll need to pay an additional fee on top of the base price.

Why do inclusions matter more than the advertised price?

Two builders advertising a similar 'from price' can have very different standard inclusions. One might include ducted air conditioning, stone benchtops, and 2590mm ceilings while the other lists them all as upgrades — resulting in thousands of dollars difference in actual comparable cost.

How are inclusions verified?

Inclusions are independently researched from builder marketing materials, display home specifications, and publicly available tender documents. We recommend confirming all inclusions directly with the builder before signing.

Which inclusions are most commonly upgraded?

Kitchen benchtops (especially stone), ducted air conditioning, ceiling height above 2440mm, façade upgrades, and floor tiles in wet areas are among the most frequently listed upgrades by volume builders in South East Queensland.
