Future-Proofing Your Home: A Complete Guide for New Builds
What provisions to install during the build so you can add EV charging, solar, smart home, security and more later — without expensive retrofitting.
Cost estimates only: Any building or upgrade figures in this guide are indicative, not fixed prices or quotes. Costs and inclusions vary by project, supplier, location and time. Confirm current written prices and specifications directly with your builder, suppliers and relevant trades.
- Future-proofing means installing provisions during the build that enable future technology without expensive retrofitting
- Comprehensive provisions cost $2,000–$8,000 during the build; retrofitting the same costs $10,000–$30,000+
- The golden rule: install invisible infrastructure (wiring, conduit) during the build; add visible devices later
- Most important: neutral wires, Cat6 cabling, EV charger conduit, security camera conduit, solar/battery provisions
- Even on a tight budget, the cheapest provisions (neutral wires, conduit, EV circuit) are worth including
What Is Future-Proofing?
Future-proofing means installing provisions during construction that enable you to add technology and features later — without cutting into finished walls, chasing through plaster or running surface conduit. Technology evolves rapidly: EV adoption is accelerating, solar and batteries are becoming standard, smart home devices are ubiquitous, and security cameras are increasingly common. Planning provisions now means you can adopt these technologies easily and cheaply in the future.
Tip
The Cost of NOT Future-Proofing
The cost difference between build-time provisions and retrofitting is significant:
- Neutral wires — $10–$30 per switch during the build; $100–$200+ per switch to retrofit
- Cat6 data point — $80–$200 during the build; $150–$400+ to retrofit
- EV charger circuit — $200–$600 during the build; $500–$1,500+ to retrofit
- Security camera conduit — $100–$250 per camera during the build; $200–$500+ to retrofit
- Solar provisions — $200–$800 during the build; $500–$2,000+ to retrofit
- Speaker wiring — $100–$300 per room during the build; $300–$800+ to retrofit
For a home with 30 switches, 8 data points, an EV provision, 4 camera conduits and solar provisions, the build-time cost is $3,000–$8,000. Retrofitting the same provisions after handover would cost $10,000–$25,000+.
Future-Proofing Provisions by Category
| Category | Provisions to Install | Cost Range |
|---|---|---|
| Electrical & Power | EV charger conduit + 32A circuit to garage, Neutral wires at all switch positions, Extra conduit runs to roof space (for future cables), Dedicated circuits for solar inverter and battery | $500–$2,500 |
| Data & Networking | Cat6 (or Cat6a) to all key rooms, Central hub location (NBN, router, switch), Conduit from hub to roof and subfloor (for future cables) | $500–$1,600 |
| Security | Cat6 conduit to eaves and entry points (PoE cameras), Video doorbell power supply at front door, NVR location in a secure, ventilated cupboard | $300–$1,000 |
| Energy & Solar | Solar-ready provisions (conduit, roof capacity, inverter space), Battery-ready provisions (space, wiring, hybrid inverter), Smart meter provision | $200–$1,500 |
| Smart Home | Smart switch provisions (neutral wires), Ceiling fan provisions in all bedrooms and living areas, Speaker wiring conduit to media room and alfresco | $500–$2,000 |
| Climate & Ventilation | Ducted air conditioning provisions (if not installing now), Ceiling fan junction boxes in all rooms, Exhaust fan provisions in all wet areas | $300–$1,500 |
EV Charging
EV adoption is accelerating. Plan a dedicated 32A circuit and conduit from the meter board to the garage during the build ($200–$600). This enables easy installation of a 7kW EV charger later. If you want fast charging, consider upgrading to three-phase power during the build. See our EV Charger Preparation Guide for details.
Solar & Battery
Plan solar-ready provisions during the build: conduit from the roof to the inverter location, adequate roof structural capacity, inverter space (garage or exterior wall), and meter board space. For batteries, plan space, wiring and a hybrid inverter. These provisions cost $200–$1,500 during the build and enable easy solar and battery installation later. See our Solar Ready Home Checklist.
Smart Home
The most important smart home provision is a neutral wire at all light switch positions ($10–$30 per switch). This enables smart light switches in the future without rewiring. Also plan Cat6 data cabling to key rooms, ceiling fan provisions and a central hub location. See our Smart Home Wiring Guide.
Security Cameras
Plan Cat6 conduit from an NVR location to each camera position (eaves, entry points, garage) during the build ($100–$250 per camera). This enables reliable PoE camera installation later without running visible cables through finished walls. See our Security Camera Wiring Guide.
Data & Networking
Plan Cat6 (or Cat6a) data points in the living room, study, media room, master bedroom, kitchen and garage ($80–$200 per point). Plan a central hub location for the NBN box, router and network switch. Wired connections are more reliable than Wi-Fi for streaming, gaming and smart home devices. See our Data Points Guide.

Prioritising on a Budget
If budget is tight, prioritise these provisions (in order):
- Neutral wires at all switch positions — $300–$900 for 30 switches; enables smart lighting
- EV charger conduit and circuit — $200–$600; enables easy EV charging later
- Cat6 data points in key rooms — $500–$1,600 for 6–8 points; reliable networking
- Solar-ready provisions — $200–$800; enables easy solar installation
- Security camera conduit — $300–$1,000 for 3–4 cameras; enables reliable security
- Extra conduit to roof space — $200–$500; enables future cable runs
These six items total $1,500–$5,000 and cover the most important future-proofing provisions. Additional provisions (battery storage, speaker wiring, ceiling fan provisions) can be added if budget allows.
