What is the difference between an inclusion and an upgrade?

An inclusion (or standard inclusion) is an item or feature that is included in the builder's base price. An upgrade is an item or feature that costs extra on top of the base price. Every builder defines their standard inclusions differently, so two homes with the same base price can have very different total costs depending on what you upgrade.

What is typically NOT included in a standard builder package?

Common exclusions include driveways, landscaping, ducted air conditioning, flyscreens, blinds and curtains, fencing, letterbox, and sometimes flooring. Always ask for a full list of exclusions before comparing builders.

How much should I budget for upgrades?
