Best Standard Inclusions Builders — How to Compare What's Actually Included

Every builder says they offer 'great value'. The only way to know which builder genuinely includes more is to compare their inclusions lists side by side — not their marketing brochures.

Why 'Best Inclusions' Isn't a Simple Answer

There's no single Australian builder that universally offers the best inclusions — it depends on your region, the plan size, the land type and what you prioritise. A builder that includes ducted AC as standard may charge a premium for stone benchtops. Another may include stone and flooring but charge extra for the facade.

What matters is your total cost to achieve the specification you want, not the headline 'from' price.

The 8 Inclusions That Matter Most

When evaluating which builder offers the best standard inclusions, these are the items that vary most — and that most buyers eventually want in their finished home:

1. Stone Benchtops

One of the most impactful visual upgrades — and one of the most variable. Some builders include 20mm porcelain as standard; others charge $3,000–$8,000 to add it. Note: engineered stone benchtops are banned in Australia from 1 July 2024.

2. Ducted Air Conditioning

Often the biggest single upgrade cost. Ducted reverse-cycle AC can add $8,000–$20,000. Some builders include a basic split system; others include nothing.

3. Ceiling Height

31-course (2590mm) vs 28-course (2440mm) affects the feel of every room. Higher ceilings are a common upgrade costing $1,500–$4,000 per storey.

4. Flooring Specification

Hybrid timber-look flooring vs budget carpet and tile combination is often a $8,000–$18,000 difference. Check exactly what's included where.

5. Facade Quality

The front elevation defines streetscape appeal and resale value. Standard facades are often simpler. Feature facades add $5,000–$20,000.

6. Frame Type

Steel vs timber framing — some builders include steel as standard (particularly in QLD). Others charge a $5,000–$12,000 upgrade.

7. Appliance Specification

600mm vs 900mm appliances, oven brand, dishwasher inclusion — all vary significantly by builder and plan.

8. Warranty Period

Structural warranties range from 6 years (minimum) to 50 years+ in some builder marketing. Understand what's actually covered and for how long.

How to Find the Best Inclusions Builder for You

Rather than relying on marketing claims, here's a structured approach:

  1. List your non-negotiables — Decide which inclusions matter most to you (AC, stone benchtops, flooring, ceiling height). Prioritise 3–5 items.
  2. Compare in your region — Builders' inclusions vary by region and franchise. A builder offering excellent inclusions in Brisbane may have a different specification in the Gold Coast.
  3. Request written inclusions lists — Ask each builder for their standard inclusions in writing. This is the most important document in the quoting process.
  4. Calculate total upgrade cost — For each builder, price the upgrades you'd need to reach your desired spec. Add this to the base price for a true comparison.
  5. Use our tool — Our free comparison table shows builder inclusions side-by-side for the builders available in your selected region.

Tip

A builder quoting $380,000 with stone benchtops, ducted AC, hybrid flooring and 31-course ceilings included may represent better total value than a builder quoting $340,000 where each of those items is an upgrade.
Typical Upgrade Cost Ranges
Stone benchtops (if not standard)$3,000–$8,000
Ducted air conditioning$8,000–$20,000
Hybrid flooring throughout$8,000–$18,000
31-course ceiling height upgrade$1,500–$4,000
Feature facade upgrade$5,000–$20,000

Estimates only. Costs vary by builder, region, and specification. Always confirm in writing.

What to Ask Each Builder

  • "What is included in your base price for this plan in this region?"
  • "Can you give me your standard inclusions document in writing?"
  • "What are the most common upgrades buyers add to this plan?"
  • "What is the typical total contract value vs the base price?"
