Flooring — Which Builders Include It?

Flooring

Flooring is one of the most visible and tactile inclusions in a new home. The standard offering from most volume builders is tile to wet areas and carpet to bedrooms — with hybrid timber or engineered wood flooring as a paid upgrade. This is one of the upgrades most buyers wish they'd included from the start.

What is it?

Flooring in a new home covers tiles (ceramic or porcelain), carpet, hybrid flooring (waterproof interlocking planks), and engineered timber. Standard packages typically include basic tiles to wet areas (bathrooms, laundry, entry) and carpet to bedrooms and living areas. Upgraded packages add hybrid timber or engineered timber to living areas, premium tiles, and upgraded carpet grade.

Why buyers compare it

Flooring upgrades can add $5,000–$15,000+ to the build
Retrofitting flooring post-handover is significantly more expensive
Builder rates are usually more competitive than retail flooring
Hybrid or engineered timber in living areas adds warmth and resale value

Is it worth upgrading?

You want hybrid or engineered timber in living areas instead of carpet or tiles

You plan to live in the home long-term and value durability and comfort

Builder rates for flooring are more competitive than post-build installation

You want premium tiles in wet areas rather than basic builder-grade tiles

Standard tiles and carpet are acceptable for your budget

You plan to install your own flooring post-handover with a preferred supplier

You're on a tight budget and flooring isn't a priority

Questions to Ask Your Builder

What flooring is included as standard — which rooms get tile and which get carpet? What carpet grade and brand is included? What tile type, size, and grade is included in wet areas? Can hybrid timber be added to living areas, and at what cost?Is the flooring included in the building contract or handled by a separate contractor? What is the cost to upgrade carpet and tiles to premium grades?

Flooring — Typical Costs

Standard (Tile + Carpet)

Included

Basic tiles to wet areas, carpet to living and bedrooms

Hybrid Timber to Living

$5,000 – $10,000

Waterproof hybrid planks in living areas, upgraded tiles and carpet

Engineered Timber Throughout

$12,000 – $20,000+

Premium engineered timber in living areas, premium tiles and carpet

Compare My Build Tip

If you're considering upgrading to hybrid flooring, include it in your building contract rather than doing it after handover. Builder rates are usually 15–25% cheaper than retail, and installing new flooring over freshly laid tiles or carpet means removing and discarding the standard flooring first — doubling the cost.
