The driveway is the first thing visitors see when they arrive at your home — and it's one of the most commonly misunderstood inclusions in a new home contract. Many buyers assume the driveway is automatically included, only to discover at handover that it was excluded or specified to a much lower standard than expected.

What is it?
The driveway is the paved or concrete surface from the street to your garage. Builders may include a finished concrete driveway as standard, include only a temporary formed-up base (no finished surface), or exclude the driveway entirely. The surface type (plain concrete, exposed aggregate, coloured, or pavers) and width significantly affect cost and appearance.

Always confirm in writing what 'driveway' means in your contract. Ask specifically: 'Is the finished surface included, or just the formed-up base? What width? Does it include the council crossover?' A builder listing 'driveway' on the inclusions may mean only a gravel base — not the finished surface you're expecting.
