Timber Frame vs Steel Frame

The two most common framing systems in Australian new builds — compared on cost, performance, termite resistance and builder availability.

Introduction

The wall frames and roof trusses of your new home can be built using either timber or steel. Timber has been the dominant framing material in Australia for decades, but steel frames have grown in popularity — particularly among buyers concerned about termites, movement and long-term performance. Both are widely used and structurally sound when built to standard.

Key Differences

FeatureTimber FrameSteel Frame
MaterialSeasoned or treated structural timberCold-formed steel sections (e.g. Truecore®)
Termite resistanceRequires treatment (T2, H2)Naturally termite-proof
StraightnessCan bow or twist over timeStraighter — better for plumb walls
Thermal bridgingLower thermal bridgingHigher thermal bridging (requires thermal break)
ModificationEasier to cut and modifyRequires specialist tools
Typical upgrade cost—+$8,000 – $15,000
Standard inclusionYes (most volume builders)Upgrade or select builders only

Pros and Cons

Pros
  • + Timber is widely available and most builders are experienced with it
  • + Steel frames won't be attacked by termites or warp over time
  • + Steel frames are straighter — reducing door and window alignment issues
  • + Timber is easier to modify during and after construction
Cons
  • − Timber requires termite treatment and management system
  • − Steel frames can create thermal bridges — requiring additional insulation
  • − Steel frame upgrades add $8,000–$15,000 to build cost
  • − Not all builders offer steel framing as an option

Cost Comparison

Cost Comparison
Standard timber frame (included in base price)$0 upgrade
T2 treated timber frame upgrade$1,500 – $4,000
Steel frame upgrade (Truecore or equivalent)$8,000 – $15,000
Steel frame pricing varies by builder and home size. Some builders include steel frames as standard — confirm before signing.

Common Builder Inclusions

Common Builder Inclusions
  • ›Standard timber frames are included in most volume builder base prices
  • ›T2 treated timber is increasingly standard — but confirm in your contract
  • ›Steel frames are usually an upgrade option — not standard
  • ›Some builders (e.g. those marketing steel frame homes) include it as standard

Note

If termite resistance is your priority, a steel frame combined with a physical termite barrier system provides the most comprehensive protection. Ask your builder what termite management is included in the base price.
